Laneway Suite Builder in Toronto

If your property backs onto a public laneway, you may be able to build a small, separate home at the back of your lot. A laneway suite can house family, earn rental income or give you a quiet studio, all while you keep your main house. Ecocor Construction has been building in Toronto since 2016, with 157+ completed projects, and we manage laneway suites from the first feasibility check to the final inspection.

What is a laneway suite?

A laneway suite is a self-contained home, usually one or two storeys, built in the rear yard of a house and facing a public lane. The City of Toronto permits laneway suites on many residential lots next to a public laneway. Each suite is separate from the main house, with its own kitchen, bathroom and living space, but it stays on the same property and cannot be severed and sold separately. Lots without a lane may still qualify for a garden suite under a separate set of City rules.

Every lot is different

Zoning sets out how big a laneway suite can be, how far it must sit from the main house and the lot lines, how tall it can go, and how much soft landscaping you need to keep. Emergency access is another key check: fire services must be able to reach the suite, which affects many lots. Mature trees and their protection zones can also shape where the suite can go. We look at all of this early so you know what is realistic before paying for full drawings.

Our design-build process

1. Feasibility review. We visit your property and review the lane, lot size, access, trees and services such as water, sewer and electrical to see if a suite is possible and what size makes sense.

2. Design. We collaborate with architects and interior designers to plan a small home that feels open and bright, with smart storage and good natural light.

3. Permits. We coordinate drawings and the City of Toronto building permit. If your design needs a minor variance, we plan for the Committee of Adjustment process.

4. Construction. Working on a lane brings its own challenges: tight access, deliveries and neighbours close by. We plan logistics carefully and keep you updated as the build moves forward.

5. Handover. We walk the finished suite with you and confirm every required inspection is complete.

Why build one?

A laneway suite can let parents age close to family, give adult children a place of their own, or create long-term rental housing in the city. It is also one of the ways Toronto is adding gentle density to existing neighbourhoods. If you’d rather add a unit inside your house, see secondary units and legal basement apartments. To add several units, see multiplexes.

Frequently asked questions

Does my lot qualify for a laneway suite?

Your lot generally needs to be next to a public laneway, and the suite has to meet zoning and fire access rules. We confirm this during a feasibility visit.

Can I sell the laneway suite separately?

No. A laneway suite stays part of the same property as the main house.

Can I have a laneway suite and a basement apartment?

On many lots, yes. Ontario rules allow up to three units on many residential properties, subject to zoning.

Do you work with my architect?

Yes. We collaborate with outside architects and interior designers, yours or ones we recommend.
